The stages

Concept design
The architects’ design turns the building into 7 residences on four floors, each with a storage room, and the roof garden above the penthouse.

Title and legal-use evidence
Assembling the evidence that the building’s legal use on 5 April 2024 was not residential, as the route requires, and independent Greek counsel’s written opinion on it.

Change-of-use permitting act
The act that changes the use to residential, issued by the authorities on their timetable.

Reservations
Written reservations with a pre-payment of 10% of the price, part of the price and refunded in full if the permitting act is not issued.

New horizontal-property deed
Creates the separate residences and divides the basement store into the storage rooms; fixes the roof garden’s allocation to the penthouse.

Conversion works
Structure, services, finishes, balconies and the roof garden, under the permits and an engineer’s supervision.

Completion and handover
The change of use completed and certified in an engineer’s report; the residences handed over together.

Buyers’ Golden Visa applications
After completion and full payment, each buyer’s lawyer can file. The authorities decide.
Targets and estimates, not guarantees. Stages that depend on the authorities can move.
What each stage means for a buyer

| Change-of-use permitting act | The key document for the route. Until it exists, the reservation pre-payment is refundable in full. |
| New horizontal-property deed | Creates your residence as a separate property, with its storage room. |
| Completion and handover | From this point the change of use is complete and an application can be filed once you have paid in full. |
If dates move
Permits, the authorities, the building survey and the works can all take longer than planned. If a date moves, we change it here with the date of the change. What a delay means for your purchase is set out in your written reservation agreement; have your lawyer check it before you sign.

How we update this page
When a stage is completed we add the date and, where it can be published, the document that proves it. Your lawyer can ask us for the documents themselves at any time.
